  • Visioning, Feasibility and Strategy

  • Planning and Zoning Approvals

    To activate development in urban areas, we usually follow a blueprint already set forth by the governing agencies that allow projects to proceed ‘as of right’.

    In suburban and rural areas, it is often necessary to effect zoning changes to a site. Community engagement, stakeholder involvement, municipal support and well presented proposals that are aesthetically pleasing and sensitive to the existing built environment are key to a successful land use entitlement process.

  • Pre Development and Closing

    The pre development process is more art than science. We work with you to engage the best development partners out there, create a sustainable and resilient financial model, refine plans that incorporate the latest advancements in building science, push the critical path to hit targeted milestones and become the epicenter of your team to fulfill due diligence requirements and achieve all required approvals to close.

  • Fee Structure

    Fee developers are paid a non-refundable retainer upon engagement and a percentage of the developer fee payable at closing.

    In discrete cases, Calyx may take on some risk and fully defer payment to become part of the project’s ownership structure.
