Plan and finance
Every project begins with a question: can this work, and under what conditions? We run rigorous feasibility analysis, structure LIHTC transactions — both 9% competitive credits and 4% tax-exempt bond deals — and prepare competitive funding applications across federal, state, and local programs. Our goal is a financial model that is sustainable from day one and resilient over the long term.
Deliver and build
Predevelopment is more art than science. We manage the critical path from initial planning through construction financing closing, coordinating your development team, pushing on agency timelines, fulfilling due diligence requirements, and keeping your project moving toward the finish line.
Operate and optimize
Our work doesn’t stop at closing. We support operational readiness, asset stewardship, debt conversions, and Year 15 exits — helping sponsors protect and maximize the value of what they’ve built.
